I’ve notice that I’m seeing displays in department stores for Halloween and autumn! It seems they appeared magically the day after Labor Day! I’m aware that the holiday season is just around the corner, but am not happy about being reminded and bombarded with attempts to get me to shop!
But, depending on your purchase, some time, effort and a waiting period may be required. Order a custom piece of furniture and wait six weeks to get it. Order a new car with just the amenities that you want and perhaps wait months!
Purchasing a home can require lots of time and patience before you can actually move in. The average search time for a home is estimated to be two weeks to a month, assuming you’re picking something already on the market instead of waiting for one to be listed.
The National Association of REALTORS® advises us that a conventional loan takes approximately 45 days for the transaction to close and FHA or VA could take as long as 60 days. That’s a 15 day increase since October of 2015 when new closing laws went into effect. Also, you may negotiate with the seller a time period after closing for the seller to vacate the premises. This could easily be a few days to a month. So, when you start figuring the time involved to purchase and complete a house purchase, NOW is the time to start searching!
And for those of you considering selling your home, inventory is still extremely low and buyers are searching! Many transactions happen in the fall and winter, so don’t hesitate to put your home on the market. And I can’t stress enough the importance of listing with a local area REALTOR® or using a REALTOR® in your search for the next home!
